Our story.
For decades, real estate has approached every new problem the same way: another piece of hardware, another software platform, another vendor. We think buildings don't need more technology. They need to work better.
The problem we saw.
We've spent years working inside this industry, from physical security and building operations to access control, smart-building technology, and AI. Along the way, we came to a simple conclusion: technology alone was never the answer.
People don't wake up wishing they had a better intercom, access control system, maintenance platform, or security camera. They want the package to arrive, the guest to get in, the door to open, the building to be secure, and the problem to get fixed. Technology matters only to the extent that it makes those things happen better, faster, and more efficiently.
The technology changed. The service didn't.
We first saw this clearly at the front door. The analog intercom opened doors. The digital intercom connected residents to their phones and added cameras, apps, directories, and cloud connectivity. The technology improved dramatically, but the fundamental workflow barely changed. Someone arrives, they call a resident, and they hope someone answers.
That observation led us to a much larger question: what if, instead of continually building better tools for operating buildings, we built companies that actually make buildings work?
That question became Bellboy.
Building a different kind of real estate company.
Bellboy is a modern building company. We build, invest in, acquire, and operate companies across software, physical infrastructure, and local services. We don't view those as separate industries — we see them as different parts of the same system required to operate a building.
The future of buildings won't be purely digital, and it won't be purely physical. Some problems should be solved by software and AI. Others require hardware, infrastructure, skilled technicians, or people on the ground. The opportunity is in bringing those capabilities together: software when software is better, people when people matter, one company accountable for the result.
The world's largest asset class is being rebuilt.
Real estate represents roughly $400 trillion in global asset value, yet much of the infrastructure and service layer surrounding those assets is only beginning to be transformed by software and AI. An estimated $752 billion is spent operating U.S. commercial real estate every year. AI alone could unlock $550 billion in annual value across real estate. More than one million new residential buildings are completed in the U.S. each year — and our team has already helped onboard more than 150,000 of them.
Those numbers reinforce something we've learned firsthand: real estate doesn't suffer from a lack of scale. It suffers from fragmentation. Thousands of technologies, contractors, service providers, operators, and legacy systems are responsible for making the physical world work. We believe the next generation of great real estate companies will connect those pieces and take responsibility for outcomes rather than simply selling another product.
Invest. Build. Operate.
Sometimes that means starting a company ourselves. Sometimes it means backing an entrepreneur who understands a problem better than anyone else. Sometimes it means acquiring a traditional business that has spent decades serving buildings and giving it new technology, capabilities, and scale. And sometimes it means operating those businesses ourselves.
The structure is secondary. The thesis is the same: find important problems inside buildings, build exceptional companies to solve them, and make those companies stronger together than they could be alone.
Why Bellboy?
For generations, the bellboy was the human interface to a building. They opened the door, carried the bag, received the package, helped the guest, and solved whatever problem came up next.
The tools are changing. AI is changing what can be automated. Software is changing how buildings communicate. Hardware is becoming connected. Services are becoming increasingly intelligent. But buildings still need someone to make everything work.
We're building the modern version.
Roie founded Bellboy Group after a career spent operating inside the industry it now invests in — from modernizing Paragon Security and Locksmith, to building Latch's go-to-market through its public listing, to launching Amazon Key and Ring access solutions across global markets. Bellboy is where that operating experience turns into the next generation of companies that make buildings work.
